The Statistical Service announces a revision of the quarterly House Price Index (HPI) from 2016 to Q2 2025, enhancing stability, coherence, and accuracy, with updated methodology and microdata.
The Statistical Service has announced a revision of the quarterly House Price Index (HPI) covering the period from 2016 up to the second quarter of 2025. The revision aims to improve the index’s stability, coherence, and accuracy.
The update was necessary due to enhancements in the quality adjustment process, including the updating and addition of variables in the index compilation methodology. Additionally, more comprehensive and updated microdata from the main administrative source have been incorporated.
With the revision, greater correlation with other official indices has been achieved, and the evolution of the real estate market over the last decade is better reflected. More details on the methodology are available in the section ‘Methodological Information.’
The revised HPI for Q2 2025 is estimated at 147.24 index points. Compared to Q1 2025, the index decreased by 1.9%, while it increased by 2.7% compared to Q2 2024.
The index evolution from Q2 2024 to Q2 2025, along with quarterly and annual percentage changes, is summarized in the table below:
| Quarter | HPI (2015=100) |
|---|---|
| Q2 2024 | 143.34 |
| Q3 2024 | 146.76 |
| Q4 2024 | 144.20 |
| Q1 2025 | 150.04 |
| Q2 2025 | 147.24 |
Quarterly change percentages were: -0.1%, 2.4%, -1.7%, 4.1%, -1.9%. The annual change for 2024 was 8.4%, 7.5%, 4.5%, 4.5%, and 2.7% for Q2 2025 compared to the same quarter of the previous year.
To mark the revision, the Statistical Service has published the report “House Price Index 2015–2024,” which provides detailed information on the revised HPI and its subindices (New and Existing Dwellings). The report is available at this link.
