House Price Index for the first quarter of 2026 shows 3.4% annual increase

The House Price Index (HPI) for the first quarter of 2026 is estimated at 102.95 units, based on preliminary estimates by the Statistical Service. This represents a 1.6% increase compared to the fourth quarter of 2025 and a 3.4% increase compared to the first quarter of 2025.

The evolution of the index from Q1 2025 to Q1 2026, as well as quarterly and annual percentage changes, are detailed in Table 1. The index for Q1 2026 is calculated with a base year of 2025=100.

The subindex for “New Dwellings” is estimated at 103.25 units in Q1 2026, up from 102.06 units in the previous quarter. The “Existing Dwellings” subindex is estimated at 102.51 units, up from 99.82 units in Q4 2025.

Methodological details include the use of the Rolling Window Hedonic Regression methodology, with data sourced from the Department of Lands and Surveys, covering all areas under the control of the Republic of Cyprus. The index includes land components and covers all residential property types.

The HPI was revised in December 2025 to improve stability, coherence, and accuracy, incorporating updated variables and microdata. The base year is 2025=100. More information is available on the CYSTAT portal and related resources.
